June 1, 2011  Dear Smugglers’ Homeowner, OACS is pleased to announce that we have satisfactorily completed negotiations with Smugglers’ for the following three January 1, 2011 new Agreements. Smugglers’ Notch Long Term Renter Agreement Smugglers’ Notch Village Fees Agreement Smugglers’ Notch Property Management Agreement The attached summary spells out the significant advantages of each of these Agreements when compared to the existing 2009 Agreements. OACS, as stated in each of the Agreements, has the exclusive responsibility to negotiate and oversee the compliance of the terms and provisions of these three Agreements. We ask you to carefully review the attached summary of these Agreements, and examine the related highlighted sections in the attached Agreements. Please note that the Smugglers’ Notch Property Management Agreement is an Agreement between your Regime or Townhouse group and Smugglers’, we have enclosed this Agreement in order for you to understand how Smugglers’ and OACS will work with your Regime. We look forward to your support in convincing your fellow Regime members and your Regime Directors that this is the best option for the management of your Regime property. These Agreements have been negotiated by the OACS Executive Committee by good faith negotiations with Smugglers’ Notch Management Company, and the result is three Agreements whose benefits to the owners vastly exceed all of the existing 2009 Agreements and will continue to exceed any changes made to the 2009 Agreements regardless of how many legal cases or recriminations are brought against the Village. If you care about your families enjoyment through ownership of your unit and you want to end the lawsuits, recriminations and ill will that currently pervades every aspect of Village life, then you owe it to yourself, your family and your fellow home owners to very carefully review all the enclosed documentation, and ask us as many questions as you need to satisfy yourself that the OACS approach is the right way to go. We invite you to join OACS and support the efforts that we have made on behalf of all the renting owners over the past two years. Please visit our website oacsmuggs.com and complete our membership application form and remit the 2011 dues by Paypal or complete the enclosed application form and mail it along with your check to OACS, P.O Box 490, Jeffersonville Vermont 05464. The annual membership dues of OACS for 2011 are $275.00. After joining our growing organization, please sign the signature page in each of the Smugglers’ Notch Long Term Renter Agreement and the Smugglers’ Notch Village Fees Agreement and return these pages to Lisa Howe at Smugglers’, who will return an accepted copy of the two pages. The OACS annual meeting will be held in the Lower Meeting House on Saturday July 2, 2011 at 9.00am.
